As an investor, buyer, or wholesaler, finding a good deal in Real Estate can be time consuming and nearly impossible in a seller’s market, but it’s totally doable. These are a few of the top strategies I use to find the best deals and possibly find some off-market opportunities in real estate. Everything. You won’t be able to know a good deal if you don’t already know everything else on the market and what it’s selling for. Without a solid foundation of how one home compares to another, you won’t be able to realize a home’s true value. Next, see homes as soon as they come on the market. You should be getting notified hourly about every new home that comes up or reduces its price. If something comes up that looks interesting, go and see it immediately. If it’s a good deal, which you’ll know by seeing everything else on the market, write an offer immediately. You should also focus on listings which have been on the market for a long time that people may have forgotten about. Sometimes these listings get overlooked, and sometimes the owner is extremely motivated to sell but won’t want to reduce their price quite yet. Ignore how the pictures look - sometimes great listings have the worst pictures, and the worst listings have the best pictures. Instead, focus on the location, square footage, condition, and price. When trying to find a property off market: Don’t be afraid to go door-to-door. Unfortunately it’s time consuming and many times nothing will pan out, however if you find the one home that will sell at a reasonable price, all of your time spent will be worthwhile. You can also send letters out to everyone in a particular area asking if they would sell. This can be expensive and time consuming depending on how many you send out, but one deal will pay for itself, plus some. Finally, looking through past listings which never sold could be a good option. You know they thought of selling at some point, so there’s a higher likelihood they’ll still sell. With these above options, you’ll have a great chance at finding a good deal - even in a seller’s market. I use these same strategies above and it’s worked very well, both for myself and for my clients. Now, it's $337,200. Even if you account for inflation, that's about a 45% increase in cost. But buying a house is something I would like to do. So I'm trying to figure out if I can. The odds are pretty stacked against me. I'm a millennial, and I graduated college in 2010, right in the middle of the recession. When I entered the workforce, the job market was rough. Like many of my peers, I have student loan debt. And on top of that, there aren't very many starter or mid-price homes on the market. My personal financial situation has to do with choices I made. I changed careers at 27, I took out loans to go back to grad school, and I didn't manage to save any money before that. But that's not abnormal for someone my age. According to a LinkedIn study, it's common for millennials to change jobs about three times in the first five years after college. And in the eight years I've been out of college, I've lived in New York City the whole time. Median cost of a home here? $770,000. I certainly can't afford that. When I look at my income, cost of living and student loan debt, the idea of buying something as expensive as a house seems nearly impossible. My dream home would look something like this. Or this. But even if my boyfriend and I took our combined income of $100,000 a year, that apartment is a pipe dream. I went to Business Insider's own financial planner, Lauren Lyons Cole. I figured if anyone could help me, it would be her. Lauren Lyons Cole: When you're just starting out, you can calculate a general price range by taking your annual income and multiplying it by three. With a combined income of about $100,000 a year, that means a home that costs around $300,000 would be a good starting point. Pagano: That's not as bad as I was expecting, but I have no idea what I can get for that price. Cole: With a budget like that in New York City, you probably aren't gonna find that many options. So you might have to make sacrifices, which could even mean relocating to another city. But then you have to figure out what kind of job options are there, and how much could you get paid to do the work you want to do. You have to think about which amenities you really want and which ones you can do without. Pagano: I've always wanted some kind of outdoor space, like maybe a balcony. A two-bedroom would be nice... big windows... maybe a turret. What? I'm a millennial. I'm idealistic. Cole:  Once you have an idea of what you can afford and what you're willing to give up, you can take the next step and start looking at listings that are available in your price range. Pagano: With the budget Lauren and I came up with, I browsed options in a few cities I could see myself living in. I wasn't amazed with anything I came across, but there were some that were nice. Not so much in New York, especially when I compare it to the apartment I live in now, which is below market rent. I also checked out Grand Rapids, Michigan because it was number one on Business Insider's list of best housing markets for millennials. There, I did find some amazing places within my budget, but I can't see myself picking up and moving there right now. For me, owning a place isn't worth living somewhere where I don't know anyone and I don't have a job lined up. So I think for now I'm gonna keep renting and try to save up for a down payment. Maybe in a few years the price of avocado toast will go down, and I'll be able to afford that dream castle. Maybe a balcony... a two-bedroom would be nice... big windows... maybe a turret.

There are 4 primary expenses when it comes to buying a house. Although this could vary and can include other cost, there are 4 that you'll almost ALWAYS encounter. 1. Down Payment: The down payment on a house will vary according to the loan you were qualified for and the loan you'll be using. In the example presented, we're using a FHA loan. FHA loan's down payment require a 3.5% of the purchase price. But depending on the loan you'll be using, the down payment can be 3%, 5%, 7%, 10%! Make sure you and you mortgage banker or loan officer are going over details in regards to your loan and your down payment! *****There are programs you can qualify for that will assist you with your down payment, but again... you MUST qualify for these programs***** 2. Closing Cost: It's amazing how many home buyers don't know of this buy expense. Closing cost are fees attached to you loan which include paperwork, processing, and other fees! Your loan officer can give you a break down on what EXACTY these fees are. In the example we used in the video we're counting on $4,200 in closing cost... but this can go a lot higher depending on the purchase price and type of loan you're getting! Remember Closing Cost are a BUYER EXPENSE. This fee belongs to the BUYER! BUT!!! There is away around it, and that's negotiating with the seller to assist you with this. If you're going to need help with closing cost, make sure your Realtor is able to negotiate with the sellers and have them pay for some or all of the cost! Again, this is a on case to case base. Every seller is different and every offer is different! Make sure you're using a well established, experienced Realtor to help you through this process and negotiations. 3. Home Inspection: Make sure you're hiring a trusted home inspection to inspection the house! This is the LARGEST purchase you'll probably make in your life time... make sure you invest well into this! Trying to save money on a home inspection and hiring out a non-experienced home inspection is not wise to do! Home inspections cost a couple hundred dollars depending on the size of the house. In the example we used, factored in $350 dollars. 4. Home Appraisal: The again is a buyer expense! As the buyer you'll hiring out an appraising company, through your lender, that will have the house appraised. This is so that the bank can verify that the house is actually worth the loan you're asking for! That wraps up epsiode #29 of The Steve Talks Real Estate Show. Calgary is a beautiful fast growing city with affordable housing prices. As the real estate prices are rising in Toronto and Vancouver, many are thinking to buy their first home in Calgary. So if you are thinking of buying your home in Calgary, this article is for you. Know your budget: If you are buying your first home in Calgary, make sure you know all the expenses of owning a house. The down payment for the house is 5% up to $500,000. Anything over the $500,000 threshold will increase the down payment to 10%. The numbers bellow will depend on the price of the house and are provided as a general example: If the house worth is $400,000, you will need: 5% down payment is going to be $20,000. Home insurance $2,500 / year. Mortgage Insurance – $11,500 (Will be added to the mortgage total amount). Admin fees – Lawyer & Home inspection will be $1300 extra. Property taxes: $1500 / year. Possible Condo Fees: around $200 / month. Other Expenses: Moving, locksmith, extra services you may have. Simply put, for a $400,000 house you need to put a 5% down, pay the lawyer fees, moving fees and be prepared for the extra monthly expenses after purchase. Expenses such as property taxes, insurance, mortgage payments, utilities and possible condo fees. Get pre-approved for a mortgage. This is the first step that you should do when you are starting to search for your dream home in Calgary. New legislation in Canada is now forcing the mortgage companies to do a “stress test” prior to giving a loan. For example if the fixed interest rate is at 4%, the bank want to see if you can afford extra 2% on top of it. This is in case the interest rates go up in 5 years period, they want to test you if you can still afford your home. Meaning, you will get less money from the bank today, then it was few years ago. It is important to lock down interest rate from a bank and know your house budget before you start searching. If you do not know what to expect, you may fall in love with an $700,000 house just to find out that the bank can only give you $680,000 mortgage. Improve your credit history. By now, you should know your budget and credit score. It is time to start building a good credit history to get a higher mortgage for your dream home in Calgary. In some cases it will be enough to get a credit card and paying your bills on time. A score between 300-600 is considered bad. Score over 700 is good and Any score above 800 is considered to be best. If your credit score is less than 700 , then you may consider talking to your mortgage broker / financial advisor on how to improve it. Build Equity. This step involves saving up enough money for your house down payment. If you have a 20% down payment, you will not need to buy CMHC mortgage insurance. This means you can actually lower down the payments by paying off a larger portion of your loan initially. It would result in less interest payments and eventually lesser mortgage payment from you bank account monthly or bi-weekly. Be patient and ready to commit. When you are buying a house there are many expenses involved. Buying and selling a house in a short term can be very expensive and in some cases not worth it. House is a long term investment, be ready to commit at least 5 years. After few years down the road, your home will increase in value and you will make money selling it. So ensure that you love and ready to commit to the place before buying it. Do not do it alone. Get a real estate professional to assist you in buying your new home, it does not cost you anything. Realtor will help you understand the city, prices, help you find what you want and negotiate a better price for you. Realtors get paid by the seller of the house, take advantage of it and use their expertise to get you the best home on the market,. In the last 15 years, one in three Detroit properties have been foreclosed on. When most people think of foreclosure, they think of people who can’t afford to pay off their mortgages. But in Detroit, it’s often the result of people struggling to pay their property taxes. One big reason is that, in the years after the Great Recession, the city went bankrupt and failed to lower property assessments far enough to account for the impact of the housing crisis. While the value of residents’ homes fell, their taxes remained inordinately high, and tens of thousands of people fell so far behind on their inflated tax bills that the county seized their homes and sold them off at annual auctions. In recent years, the city and county have lowered assessments and offered reduced interest rates to some homeowners. But they have no plans to stop punishing those who were overcharged in the past. VICE News followed this year’s tax foreclosure auction and investigated how the county financially benefits from the process. As Detroit touts its comeback and celebrates its success in climbing out of the largest municipal bankruptcy in American history, many of the city’s residents remain on the brink of displacement. Since 2010, Gilbert's investment has created an estimated 6,500 jobs in downtown, and, as a result, it's nearly impossible to find a vacant apartment as residential occupancy rates reached as high as 99.4% for the downtown area. But what about the rest of the city? You can buy a bunch of homes outside of downtown Detroit for under $500 and some are even listed at just $1. Problem is: these prices are incredibly misleading. How to find a property in an unorganized township 1. Search Realtor.ca in the area that you are interested in. 2. Contact real estate agents in desired locations and asked for a list of unorganized townships in the area. 3. Ask realtor for a list of properties for sale in an unorganized townships. Include already developed properties - sometimes the building is not suitable for habitation but beneficial infrastructure is in place, such as driveway, well and septic. 4. In this video, Brandon Turner shares how to use a HELOC (home equity line of credit) to fund your next real estate investment! A home equity line of credit, popularly known as a HELOC, is what people can use if they have already purchased a home and have some equity tied up in it. For example, if someone purchases a home for $100,000 with an $80,000 loan and has paid down the loan to $60,000—all while the house has appreciated to $120,000, then the owner can take out a HELOC to tap into the $60,000 of equity they have on the property ($120,000 value minus the $60,000 loan outstanding). They can then use this for a down payment. Pros - It’s a cheap financing option in terms of interest rates and closing costs. - You can pay it off whenever you like. You pay on the outstanding balance, not the entire HELOC. Cons: - You are losing the equity in your original home and increasing the cost to retain it. - Most HELOCs have adjustable rates. This does not allow you to easily predict your financing costs. Strategy A HELOC is a great way to jump start your real estate investing if you’ve already purchased a house and have significant equity in it. This is a great financing option for almost any strategy. You can use it as a down payment for buy and holds, for rehab costs on a fix and flip, or a combination of the two.

He is an Associate Fellow at the Institute for Innovation and Public Purpose at University College London, which focuses on how public policy can be used to direct innovation to tackle societal and technological challenges. He is a regular media commentator on UK economic issues, and is the co-author of the book ‘Rethinking the Economics of Land and Housing’, which was described by the Financial Times as “a lucid exposition of the dysfunctional British housing market”.
